“The typical Cayman Brac buyer today is a lifestyle buyer,” she says. “We’re seeing a mix of American and European buyers, retirees, remote workers, and residents from Grand Cayman looking for a second home or a quieter island lifestyle.”
And for many buyers, one of the biggest attractions is quite simple: value.
“Cayman Brac real estate is listing more affordable most of the time than what you can find in Grand Cayman,” says ERA Cayman real estate agent Liesel Van Der Touw.
“There is also a reduced stamp duty for the Sister Island, as well as duty concession on building materials, which makes the Brac very attractive,” she adds.
That relative affordability is also part of what makes Cayman Brac interesting from an investment perspective. ERA Cayman agent Zion Bodden points to the island’s position within the Cayman Islands as one of its advantages.
“The Brac is in a unique position: it is in close proximity to a prominent Caribbean location, Grand Cayman, yet property prices haven’t skyrocketed. Many purchasers buy in the Brac for its relative affordability and potential for growth,” he says.
Why choose Cayman Brac?
For many buyers, the irresistible charm of Cayman Brac has little to do with square footage or amenities.

“The biggest thing we hear is that Cayman Brac feels more relaxed and authentic,” EJ points out. “Buyers like the privacy, natural beauty, sense of community, and the fact that it’s less developed and busy than Grand Cayman.”
For many buyers, that is precisely the point: the Brac offers a Caribbean lifestyle without the sense of being overly commercialized.
And while Cayman Brac may feel removed from the hustle and bustle of Grand Cayman, that doesn’t mean that it is isolated.
“Many folks assume the Brac lacks infrastructure, which is far from the truth,” Zion avers. “The Brac balances the best of both worlds: it is developed enough to provide everything its residents need, while still remaining peaceful and relaxing with the typical Caribbean calmness.”
To illustrate, Liesel — who has lived on all three islands before finally settling in Cayman Brac — draws attention to the island’s own water authority, international airport, district administration, customs and immigration services, and schools.
“Cayman Brac has everything Grand Cayman has to offer but on a smaller scale,” she says.
To this, EJ adds that once buyers visit the Brac, they are pleasantly surprised by “how easy it is to get around, the amenities that are available, and how strong the community is.”
Coastal living or life on the Bluff?
Location matters on Cayman Brac, and the choice between coastal property and land farther inland can come down to more than just the view.
Oceanfront property naturally commands a premium. But the Bluff offers a very different proposition.
“Property choice varies significantly based on topography,” cites ERA real estate agent Lucy Wood. “Coastal properties offer immediate proximity to the ocean, but properties situated up on the Bluff provide incredible elevation — reaching up to 140 feet above the sea.”
“Properties on the Bluff are exceptionally ‘high and dry’ and offer a unique ecosystem, being tucked away near features like the parrot reserve and local caves.”
From her own observation, Liesel shares that many locals prefer building on the Bluff because of the added protection from storms and because properties are away from direct salt spray.
Ultimately, the choice comes down to the type of lifestyle and property experience a buyer is looking for. Understanding the differences between the two can help buyers choose a location that best suits their plans and priorities.

If the plan is to purchase land now and build in three to five years, the agents have slightly different advice — but there is a common theme: don’t assume you need to wait.
Zion believes buying land before you are ready to build can be a smart move.
“Some people wait until they’re ready to build before buying the land, which is inefficient. By the time they’re ready, land prices will have increased and they will be starting at a disadvantage. Buying land once you can afford it, even if development must wait, is my personal preference.”
For buyers who are looking to purchase land now and build later, Lucy highly recommends looking for flexible purchasing structures.
“Because the market moves at a different pace than Grand Cayman, you can find excellent opportunities where owner financing is offered, allowing you to secure a great lot without immediate bank pressures while you plan your future build.”
Meanwhile, it is also interesting to note that Cayman Brac’s vacation rental market has also been gaining momentum as travelers look for more flexibility than a traditional resort stay can provide.
According to Liesel: “Vacation rental on Cayman Brac is increasingly popular as people want the freedom to make their own time schedule and do not want a resort schedule with set meal times and such. We find that we need more bed space.”
In considering their options, Lucy prudently advises buyers to look carefully at the attributes of a specific property rather than assuming every parcel or home will perform in the same way.
“From an investment perspective, a major pro is the affordability and accessibility of land, with entry-level parcels available at highly competitive prices and often accompanied by owner financing incentives. On the con side, buyers need to be aware of infrastructure variations depending on the subdivision, as some more remote or inland parcels may not have access to city water yet,” she explains.
